Project Overview
This residential renovation project at 87 Durant Lane, Closter, New Jersey 07624 involved the reconfiguration of an existing kitchen, relocation of the washer and dryer, and associated plumbing modifications within a 3,230 SF single-family residence. The drawing package includes existing and proposed floor plans, kitchen sections, site information, and existing/proposed plumbing layouts to clearly document the intended interior changes while coordinating the new arrangement with existing building systems. The project was developed around applicable New Jersey residential, building, and plumbing code requirements to support permit review and construction coordination.
Project Scope
Architectural and plumbing documentation for an interior residential remodel, including a new kitchen layout, appliance and island reconfiguration, washer and dryer relocation, and adjustments to existing plumbing connections. The scope also included existing and proposed floor plans, kitchen sections, site documentation, fixture coordination, and plumbing supply, sewer, and vent information associated with the revised layout.
Project Challenge
The primary challenge was improving the kitchen and laundry layout while working within the constraints of the existing residence and established plumbing infrastructure. The redesign required careful coordination of cabinetry, appliances, kitchen island placement, laundry equipment, and fixture locations without introducing unnecessary changes to the building’s main water supply or drain and vent systems.
Our Solution
A coordinated existing-and-proposed drawing set was developed to clearly communicate the revised interior arrangement and plumbing adjustments. The proposed plan reorganized the kitchen cabinetry, appliances, island, and laundry equipment, while the plumbing plan identified the existing and revised cold water, hot water, sewer, and fixture connections. The design was intentionally coordinated around existing plumbing locations to minimize disruption while supporting the new functional layout.
The Outcome
A clear and coordinated residential kitchen and laundry renovation drawing package that documents the proposed layout changes and plumbing modifications while maintaining compatibility with the existing home and providing practical information for permit review and construction.
